Compared to other communities in the Southern half of Florida, the Cape Coral area has a long way to go. Property values are still about one-third the price of comparable properties found in Collier County, Fort Myers, Tampa and Fort Lauderdale. Sailboat Access Rental Homes


SAILBOAT ACCESS RENTAL HOMES - Existing older homes on prime sailboat access properties are rented out for a few years. At that stage, the house is torn down and a large modern home is built and sold. Good investment for seasoned investor. Has negative cash flow but house value is expected to double in the next five years.
Spec Houses



SPEC HOUSES - Build spec houses to rent - Build a spec house and then rent it out. Slightly negative cash flow, but property will appreciate in value. Keep the house for approximately 3 years then sell and do it again.

Gulf Access Lots


GULF ACCESS LOTS - Sailboat or direct access lots don't have any bridges or power lines to pass under. Always desirable as there is limited supply and no more canals will be made. Boaters have access to the Gulf of Mexico. Buy the lot now and build when you are ready. 
Freshwater Lots



FRESHWATER LOTS - Allows owners to have small boat or kayak to cruise the canals and lakes. Enjoy the view and fishing.
Dry Lots



DRY LOTS - Also known as off-water lots. They are more affordable and there are more available than water lots. Buy you lot now and build when you are ready to retire in paradise.
Duplexes



DUPLEXES - Great for investors or for someone who wants to live in one side and rent the other side to help pay the mortgage. Very popular with seasoned investors.
Pre-Construction Condos



PRE-CONSTRUCTION CONDOS– Buy at pre-construction prices and save. Normally 10 - 20% down and takes 12 – 24 months for completion. In that time, the property’s value appreciates.
Condo-Conversions



CONDO-CONVERSIONS – HOT NEW TEND! Apartment complexes are being sold as condos. Investors are renting out, and in some cases, making positive cash flow.
Rental Property


With the price of homes rising, the need for rental property will continue to increase. As baby-boomers retire to this area, temporary rentals, by mature former homeowners, make rentals even more attractive. Also, investment in older properties for rental purposes is a good choice.
